May 2014: Gilbert Evans has secured a significant rental saving of close to £80,000 pa for Superdrug on its 6,000 sq ft unit within the Ealing Broadway Shopping Centre in Ealing, London W5.
On instruction to undertake the lease renewal, Gilbert Evans contended that the current passing rental of £280,000 pa did not reflect the fact that rental values in the shopping centre had declined dramatically over the past five years when the current rental level was set.
As a consequence of detailed research and market knowledge, Gilbert Evans advised the service of a Calderbank offer at a rental of £201,500 pa. Following assertive negotiation, agreement on a rental 30% lower than the previous level was secured.
